Depending on the the deterioration of the pavement, there are a variety of maintenance and repair steps that can be taken to repair and reclaim the parking lot.

When asphalt or pavement becomes badly broken or sunken, the most widely accepted remedy is to remove and replace the existing, failed material and replace with new asphalt. This will solve problems with alligatored – or spider-cracked – pavement by removing broken surface layer of asphalt as well as the underlying materials that could be the root cause.

The work procedure for this scope includes:
  • Cutting the broken areas square with a jack-hammer or saw (as pictured right).
  • Excavating the broken areas to a sufficient depth to eliminate the underlying issues.
  • Re-grade and compact the base materials, including gravel, as necessary.
  • Install new asphalt to a sufficient depth to be at the correct grade with the existing surface.
  • Compact new materials as necessary with power compaction equipment.
  • Emulsify and sand the perimeter of the square patch for proper bonding to the existing surface materials.
Repaving
When asphalt is badly broken and the underlying base materials may be the cause, the entire area must be removed to a sufficient depth to install new materials and solve the base problems. Repaving involves excavating the existing materials and installing new base and asphalt.

The work procedure for this scope includes:
  • Cutting entire parking area or roadway with a jack-hammer or saw.
  • Excavating the broken areas to a sufficient depth to eliminate the underlying issues.
  • Re-grade and compact the base materials, including gravel, as necessary.
  • Install new asphalt to a sufficient depth to be at the correct grade with the existing surface.
  • Compact new materials as necessary with power compaction equipment (as pictured above).
  • Emulsify and sand the perimeter of the square patch for proper bonding to the existing surface materials

In cases of badly broken surface asphalt, but not necessarily serious underlying base problems, milling is an effective way to scarify and replace the top layer of asphalt.

The work procedure for this scope includes:
  • Milling top layer of asphalt, usually to a depth of at least 2”, to prepare for paving (as pictured left). Milled materials move through the machine's conveyor belt directly into trucks for dumping.
  • Area is cleaned and swept to prepare for paving.
  • Low areas on the parking lot or roadway are leveled with bituminous asphalt.
  • Install new asphalt to a sufficient depth over the milled area. This overlay of asphalt will not change the existing grades without other measures such as leveling.
  • Compact area using a power roller.

As with repaving, in cases of broken asphalt and augmented base material, pulverization is used to sufficiently and economically eliminate the existing base issues and prepare the area for installation of new asphalt.

The work procedure for this scope includes:
  • Pulverizing the broken or damaged area to a specified depth (usually at least 12”), this includes the underlying gravel and base.
  • Pulverized materials are fine graded and compacted with a vibratory roller.
  • Install new asphalt to a sufficient depth to be correct grade for proper drainage, usually including two courses: (1) of bituminous asphalt binder; (2) of bituminous asphalt topcoat or surface coat.
  • Compact area using a power roller.
