These hotels must compete on the appearance and landscape of their hotels versus the plethora of competition next door and across the street. Evaluation & Parking Lot Database
By evaluating each site in particular markets, U.S. Sealcoat & U.S. Paving is able
to determine which sites are in need of sealcoat and maintenance immediately or
in the future. By establishing a mutually agreed upon system of rating pavement
repair and maintenance needs, U.S. Sealcoat & U.S. Paving is able to rate each
hotel’s parking lot needs according to the repairs, drainage and appearance of the
overall parking lot (including pavement markings, curbs, and concrete sidewalks).
The parking lot’s rating determines the urgency of repair and maintenance needs –
be it this year, next year or several years down the road.
Because ESA has grown so quickly partially through acquisition, many locations
were maintained by hotel managers while under different ownership. Our system
of evaluation allows ESA to know the approximate last date of maintenance, the
square footage to determine future costs, and the necessity of maintenance needs.
By recording this into a database for ESA, we are able to determine budgets for parking lot needs well into the future. In
the case that weather or traffic variables make maintenance necessary more quickly, all information regarding parking lot
dimensions, drainage design and areas of common problems will be mapped to increase response time and ensure

Instead of the traditional parking lot maintenance campaign that involves
informing either the corporate facility manager or the individual parking lot
manager, U.S. Sealcoat & U.S. Paving has developed an informative system for
approaching parking lot work in each market. As each market is planned for
parking lot work, the managers from all levels – regional, area, and individual
hotel managers – are informed of the weather and traffic requirements,
expected outcomes and common issues involved with parking lot maintenance.
We also provide these managers with in-depth planning tools including
suggested ways to block off parking, guest notifications, and many other
specified tools for their needs.
Managers at all levels are informed of schedule dates of all parking lots so that
if an unanticipated issue arises, we may move to another location without problems or inconvenience. Managers are also
informed of the weather conditions on a routine basis as this plays such a pivotal role in work completion. Once work has
been completed, either area or hotel managers sign off that the work is 100% complete and to their high standards.
